"When repairing air conditioners ... Knowledge and experience are your most valuable tools!"

Air conditioning service contractors in Ft Myers often see a wide variety of problems arise in their clients equipment. High humidity, damp conditions, and warm temperatures can cause a wide variety of vegetative growths within the equipment. During hurricane season winds and high water can damage parts of the a/c exposed to the elements. Our air conditioners work longer hours, throughout a much longer year than our counterparts in the north due to the SW Florida heat. Often times property owners aren't present when we perform our check-ups or make repairs, they have to be at work or are otherwise engaged. Other times ... for instance if the equipment is in the attic or on a roof

... it isn't practical for them to climb to where the equipment is located. We have gotten in the habit of always taking a digital camera or our cell phone with us so we can take pictures and explain our findings to our customers. The presentation below has pictures that display some of the equipment we have repaired recently.

"Even after 44 years of repairing Ft Myers' air conditioners ... once in a great while I occasionally see a problem I haven't encountered yet, but I haven't encountered one yet that couldn't be fixed!"

Every job is a little different than the other, from the location, to the problem, to the solution. After 40+ years of repairing a/c equipment in Fort Myers the variety of the challenges we face from day to day are a big part of what makes the job fun and interesting! When we find something of particular interest, new, or unique in any way we like to get a picture of it to share with the homeowner, and sometimes here as well.

AC Maintenance Makes Good Sense

239-267-2117
Serving Fort Myers, Cape Coral,
and all of SW Florida since 1970

Air Conditioner maintenance is tied directly to optimal efficiency,

cost effectiveness, and durability of your equipment!

Proper air conditioner maintenance is important no matter where you live, but it is critical in the South!  Air conditioners in Ft Myers, or any part of Florida require regular servicing to continue to cool your home as effectively as possible, and keep your electric bills low. Your air conditioner uses more electricity, and accounts for a larger percentage of your electric bill, than anything else in your house. How well it will perform (and last) is largely dependent on how well it is maintained!  The best way to avoid problems with your equipment, and to keep small problems from becoming large (and expensive) problems is to have a qualified contractor examine, assess, and service your equipment regularly!  An air conditioner is actually several different electrical, mechanical, and chemical actions working in sync to provide a specific, desired result.  When any single part of that balanced, interdependent, system becomes defective the other parts often begin to wear out prematurely.

Air conditioner maintenance saves YOU money!

Air Conditioner Vegetative Growth

Air conditioners can be a microscopic jungle!

Vegetative growth comes in many forms>Your  air conditioner has all the right qualifications for microscopic vegetative growth to form.  Left unchecked vegetative growths can ...

impact the quality of the air in your home!
Make your air conditioner more costly to run!
Shorten the "expected life span" of your equipment!

The best way to determine if you have a problem with fungus, mold, mildew, and your air conditioning equipment is to have that equipment inspected regularly by a licensed Air Conditioning Contractor.

IF mold is suspected calling a mold remediation specialist is a must, it is the safest course of action ... and the law!

Community Cooling and Heating is NOT A MOLD REMEDIATION CONTRACTOR!!!
We service, repair, and maintain air conditioners.  In the course of maintaining that equipment, however, we are in the perfect position to see if your equipment has a problem of that sort.

Community Cooling’s Air Conditioner Check up and Service is the best way to ensure your equipment is working properly when you need it most!

Community Cooling and Heating is offering a 16 point cooling system check which includes:

An air conditioner is an amalgamation of different parts, components, and elements … when one piece goes awry it often affects the entire system as a whole!

Air Conditioning And Air Quality

A well maintained air conditioner contributes greatly to the quality and comfort of the air in one's home.  Not only does it control the temperature and moisture in the air, but, with the use of a specialized filter designed to catch and remove particulate matter in the air (known as a HEPA Filter or High-efficiency particulate air filter), the air conditioner plays a significant part in purifying the air as well.

The flip side of that coin is that as an air conditioner works in the heat, removing moisture and condensation from the air (latent heat), the a/c equipment itself becomes a perfect environment for the development of numerous types of vegetative growth. Those types of growths that are typically referred to as

Fungus
Algae
Mildew
Mold

Slime and sludge in a drain pan
"I don't know what's growing in there ... but, you can bet you don't want to breathe it!"

Without extensive and thorough training it is often quite difficult to discern which form of growth one may be dealing with, beyond that there are numerous varieties within each of the specific types of growth as well. To determine the exact nature of the growth I always recommend that home owners contact a local certified Mold Remediation Expert to assess their situation and make recommendations.

The problem with these types of growths is that they occur in places where the home owner never sees ... inside of his air conditioning equipment.  This is one of the reasons it is always advisable to have your a/c equipment checked regularly.  Not only is that the best way to operate your equipment efficiently and for as long as possible, it is literally the only way to ensure that you are not taking chances with the quality of air you are breathing.

Air Conditioner "Iced Up?"

Community Cooling and Heating
Fort Myers, Florida
239-267-2117

"Iced Up" air conditioners a common summer problem!

Hot summer temperatures in Ft Myers greatly increase the likelihood of a serious problem for air conditioners ... an "iced up" coil.  Typically an a/c units coils will freeze up for one of 3 reasons.

Insufficient air flow.
Low levels of coolant.
Setting the thermostat too low during hot times.

Iced up air conditioner coils
Iced up air conditioner.

One of the best things a homeowner can do to prevent this kind of problem is to regularly change the filter at the intake. Often times a problem can arise from using the wrong kind of filter as well.  A filter that removes the tiniest possible particles, generally used by people with serious allergies or health conditions, have a reputation for reducing air flow more quickly as particles of dust, pollen, and other pollutants in the home accumulate in the filter resulting in the need for more frequent replacement.

Crushed, blocked, or twisted flex duct can also create back pressure which negates air flow sufficiently to cause coils to frost up.  We always recommend a yearly check-up and servicing for your a/c equipment to avoid this kind of problem.  While inspecting and servicing your air conditioner your contractor will have ample opportunity to assess potential threats to your equipment, and intercede keeping damage to your equipment at a minimum, while maintaining output in comfort at cost effective levels.

Community Cooling and Heating provides the service you need to keep your a/c equipment cooling your home efficiently, and cost effectively!

Air Conditioning For LARGE Buildings

Community Cooling & Heating Inc.
239-267-2117

At Community Cooling we specialize in servicing residential air conditioners. It isn't unusual for us to go on a call to a restaurant, office building, or retail location, but, the bulk of our workload comes from home owners wanting to keep their air conditioners running efficiently and cost effectively.  From 1 1/2 to 5 ton units, or for larger homes even a series of individual air conditioners working toward one common end, different makes, models, and manufacturers ... while they all have their individual traits and characteristics they are all just a different version of the same thing ... for the most part all familiar ground.

One thing we rarely ever see is the air conditioning equipment used to cool large buildings such as shopping malls, hospitals, or large institutions.  Even the smallest of such places contains millions of cubic feet of air that needs to be cooled continuously!  Standard air conditioning equipment, in most cases, would struggle to keep up with the workload.  For an area this large, in order to provide adequate levels of comfort as cost effectively as possible , you need a "chiller."

Chillers circulate cooled water to air-handlers to transfer heat from air to the water. This water then returns to the evaporator side of the chiller where the heat is passed from the water to a liquid refrigerant (freon). The refrigerant then leaves the evaporator as a cold vapor and enters the compressor where it is compressed into a hot vapor. Upon emerging from the compressor, the vapor enters the condenser side of the chiller where heat is transferred from the refrigerant to the water side of the condenser where it is then circulated to an open cooling tower for the final removal of heat by way of evaporation within the cooling tower.

We were afforded an opportunity to take a quick tour and get an inside look at one of these marvels of engineering and made a quick video so we could share it here.  Hope you enjoy it!

A Few New Air Conditioning Repair Pics

Over the past several months Community Cooling & Heating has taken a large number of photo's.  When working in an attic, on a roof top,  or even in a crowded garage it is often times far easier to show a homeowner a picture or a video of what is going on with their air conditioner than to have them look for themselves.  A percentage of those pictures are used here from time to time, however, there are a number of nice pics (too many) that we haven't had the opportunity to share!

Here are a few we haven't posted publicly yet ...
